Another 12South Retail Building Set for Demolition and Redevelopment

Another piece of 12South is slated for demolition as a Dallas-based investor group prepares to bring a new retail development to the bustling Nashville neighborhood.

Plans filed with Metro show a 12,480-square-foot project rising at 2600 12th Ave. S., replacing the current retail building that houses Gabby & Summer Classics. The new development will sit beside Draper James, owned by Reese Witherspoon, and Le Labo, which recently moved into the former Christie Cookie space.

The investor group, made up of Mark Masinter, Stephen Summers, Sam Loughlin, and David Bouquillon, is no stranger to 12South. They also own the nearby 12 South Collection, home to retailers Jenni Kayne and Alice + Olivia. Last November, the team paid $16.44 million for the 0.62-acre site, which includes both the retail building and an adjacent parking lot at 113 Montrose Ave.

According to Masinter, the project, dubbed 12 South Collection II, will be a two-story building with retail space and room for up to one restaurant. The group is currently in talks with several brands but has not finalized tenants.

“We’re talking to many brands right now and just haven’t landed on which retail brand or brands we want,” Masinter said. “There’s some wonderful brands, and we’re just trying to make sure that we do the right thing for the street.”

Construction is expected to begin in the first quarter of 2026, with designs still being finalized.

12South continues to be one of Nashville’s fastest-evolving retail destinations, with new developments like Ashwood 12 South and The 12 South Collection drawing a mix of national retailers and first-to-market brands.

“We’re proud of what we created in our first project,” Masinter said. “Now we’re building another interesting space and hope to bring in unique, first-to-market brands that will fit seamlessly into the fabric of 12South.”
